Having lived in the northern part of Essex for over 30 years, I’ve witnessed firsthand the incredible draw of this region. North Essex, with its spectacular countryside and rich history, is increasingly attracting buyers looking for a rural escape. As urban dwellers seek more space, cleaner air, and a sense of community, this picturesque region is becoming the go-to destination.

Over four decades in the property industry have given me a unique perspective on the geographical movements of buyers. Traditionally, people made small, incremental moves within the county – from Epping to Ingatestone, and then from Ingatestone to The Easters, for example. However, the pandemic has spurred greater leaps of faith, with many buyers moving out of London and venturing much further afield. These new residents often find themselves pleasantly surprised by the rural idyll that awaits them in North Essex, far beyond the urban edges of the county.

Discovering the Hidden Gems of North Essex

Essex is a large county, offering over 1,500 square miles of beautiful countryside, and North Essex is home to some of its most stunning landscapes. In parts of the county, particularly where rivers meander through the terrain, you might feel as though you’ve been transported to the Dales. The Colne Valley, Dedham Vale, and Stour Valley on the Suffolk border are particularly popular, known for their rolling hills and picturesque settings.

But what exactly makes rural properties in North Essex so appealing?

The Appeal of Rural Essex

  • Space and Light: Properties in more rural locations often offer more space, natural light, and larger plots. The abundance of outdoor space makes them ideal for families and pet owners, particularly in the wake of the pandemic, which saw a significant increase in dog ownership.
  • Scenic Beauty: The undulating countryside of North Essex is largely unspoilt, offering superb sunsets and vast, starry night skies. Waking up in a rural area can bring a true sense of well-being, surrounded by the tranquility of nature.
  • Community Spirit: The villages of North Essex are not just beautiful; they are also vibrant community hubs. Many villages host annual events ranging from welly boot throwing to scarecrow competitions, fostering a strong sense of community.
  • Proximity to London: Despite the rural setting, North Essex remains within easy reach of London. This accessibility makes it possible to enjoy the best of both worlds—a peaceful country life with the option of a reasonable commute to the city when needed.
  • Quality Schools: Local schools in the area are generally smaller, more personal, and often rated Good or Excellent by Ofsted. Many rural schools take advantage of their natural surroundings, offering forest school educational classes that enhance the learning experience.
  • Low Crime Rates: While no area is completely free from crime, the smaller communities in North Essex are known for looking out for each other. This sense of security is particularly reassuring for those moving from more urban areas.

A Word of Advice for New Rural Residents

Living in the countryside comes with its own set of challenges and quirks. For instance, the harvest season in late July and August is a busy time for farmers in Essex, particularly in this arable farming region. During this period, the air can be filled with dust, and the hum of combines working late into the night is a common sound. However, many rural dwellers see this as a wonderful time of year—a reminder of the hard work that goes into maintaining the beautiful landscapes they enjoy year-round.

For those new to rural living, it’s important to embrace these seasonal activities as part of the rural lifestyle. The rewards of living in such a stunning area far outweigh the occasional inconvenience.
