It’s important to know the planning rules that apply to your specific property, especially if it’s listed or in a conservation area. This guide provides a clear overview of when planning permission is required for outbuildings, helping you make informed decisions while enhancing your rural home. If in doubt, seeking expert advice is always a smart move.

Permitted Development Rights (PDR) for Outbuildings:

  • General Rules: Under PDR, outbuildings can generally be erected without planning permission if they are within the property’s domestic curtilage (i.e., the garden area surrounding the house). These outbuildings must comply with specific height and size restrictions. Typically, they should not exceed 50% of the total area of land around the original house, and they must not be more than 4 meters high (if they have a dual-pitched roof) or 3 meters high (for other roof types)​(SpaceInspires, Planning Portal).
  • Location Considerations: For properties in conservation areas, Areas of Outstanding Natural Beauty (AONBs), or similar protected areas, the rules are stricter. For example, the maximum area covered by all outbuildings more than 20 meters from the house is limited to 10 square meters. Additionally, outbuildings to the side of the house are not permitted development in these areas ​(Planning Portal).
  • Listed Buildings and Restrictions: If your property is listed or subject to an Article 4 Direction (which removes certain PDRs), you will need planning permission for any outbuildings. Also, certain planning conditions might exist if the property has undergone extensions or other developments in the past ​(Gov.uk).
  • Stables and Equestrian Use: Interestingly, stables can be built within the domestic curtilage under PDR without needing planning permission. However, local authorities often prefer these structures to be placed in adjoining paddock land rather than close to dwellings, and they may impose conditions restricting the use of such buildings​ (Planning Portal).

  • Professional Advice: Always seek professional advice before proceeding with any construction to ensure compliance with the latest regulations. Consulting with a rural planning consultant or your local planning authority is highly recommended.
  • Existing Outbuildings: If buying a property, it’s wise to verify how long existing outbuildings have been in place. In some cases, structures that have been standing for over ten years without challenge from local authorities may not require retrospective planning permission, but this is not applicable within the curtilage of a listed building.
